The more buyers we access, the more valuable your property is and it will sell faster!  Just in Sacramento and Placer Counties alone, there are approximately 16,000 Real Estate Agents currently utilizing the Multiple Listing Service in locating properties for their buyers. Each agent is currently working with approximately 10 buyers. As you can see, your property may be exposed to as many as 160,000 potential buyers just in the first week.

Legal and Safety Issues

When selling a home, sellers will be dealing with complete strangers. While some people may appear to be sincerely interested, we really don't know if they have other intentions. They could be examining your home and personal belongings for other reasons. Considering I am a "trained professional", I have extensive experience in working with Buyers and Sellers, and will take every possible measure to evaluate and separate the lookers from the buyers prior to showing the home! Not only can I save you time and money but most importantly, help to ensure the safety of you, your family and home. Per the "National Association of Realtors", only four percent (4%) of all buyers are ready, willing, able and qualified to buy a home.

One of the most common issues is the difficulty and risk that lies within the legal aspects and disclosures required in selling a home; i.e., property inspections, governmental compliance, financing, liquidated damages, environmental hazards, home warranty protection plans, property and supplemental taxes and more!

While interest rates, loan programs and qualification guidelines have been known to change on a daily basis, it is imperative that your Realtor have extensive knowledge and experience in both real estate and finance. So many times purchase offers are accepted by sellers and/or their representative who don't have first hand knowledge and consequently, properties were tied up an average of 45 to 60 days, only to find out their buyers weren't actually formally pre-approved and unfortunately their escrows were canceled.

The Longer it Takes to Sell, the More a For Sale By Owner May Lose!

Surveys show that 50% of all For Sale By Owners escrows "fall out" or never close! When mortgage rates increase,  existing home values tend to stabilize or go down, buying also slows down as buyers can no longer afford the monthly payments and/or do not qualify.   At this point, sellers are sometimes forced to reduce their sales price and subsequently end up settling for less than what they may have received, had they hired the services of a "trained professional".

Sellers have been employing the services of real estate agents for over 100 years. Real Estate Agents usually get a higher price in less time.   Eighty Three percent (83%) of all For Sale By Owners list their property with a "trained professional" within the first thirty (30) days!
